1601 West US Highway 70, also known as 21000 West US Highway 70, is located on the south side of Highway 70, 2/3rds of a mile West of the Airport Road signalized intersection. This 700-acre tract is located within the Alamogordo City Limits, allowing it to access City water mains and sewer mains which adjoin or cross the property. It is located in Sections 10 & 15 in Township 17 South of Range 9 East, and is designated as Parcel No. R021605 by the Otero County Assessor.

Airport Road forms the east boundary of this property, with 2600 feet of frontage. In addition, Business Center Boulevard extends from Airport Drive, west and northwest to US Highway 70, opposite an existing highway median cut. Although this 150-foot-wide arterial public roadway easement is of-record, only a small portion of it has been developed to date. The intersection of Business Center Boulevard at US Highway 70 will be the primary entrance to this property when developed.

For AVIATION ACCESS, 8500 feet of the boundary of Air Business Center/Alamogordo shares a common boundary with the Alamogordo-White Sands Regional Airport (KALM), making possible a controlled access to the airport’s 9,200 foot runway and its full-length taxiway, subject to City of Alamogordo and FAA approval.
