This property has substantial frontage on Highways 54/70 and on Highway 82, to provide multiple locations for accesses to-and-from both of these major thoroughfares, and for highly-visible signage.

There is an existing drainage flow path along the south, lower boundary of this property, which feeds into a drainage culvert under Highway 54/70. This existing drainage can be beneficial for engineered drainage plans, required for all new construction.

The front two acres at the highway intersection has a traffic visibility easement over it to preserve visibility for traffic merging from Highways 70 and 82. This easement was condemned by the NM Highway department in the 1950’s, fifty years before the signalized traffic light was installed at this intersection, minimizing the need for such visibility easement. However, it is still of record. Therefore, no buildings can be constructed on these two acres, which can be used for landscaping, parking and signage that do not block the view of oncoming traffic.
