1500 West Highway 70 is located on the North side of US Highway 70 at the Airport Road signalized intersection. Hwy 70 provides the El Paso/Juarez metroplex with access to the summer and winter recreational activities in the Sacramento Mountains. It also provides access to the White Sands National Park, a world-class geological formation of 180,000 acres of pristine white sand dunes. This 630 acre tract has 4,450 feet of frontage on the “going to work” side of US HWY 70, for all the personnel residing in Alamogordo or the mountain communities, who pass this property daily on their way to work at Holloman Air Force Base and White Sands (Army) Missile Range.
As of May, 2022, housing for personnel at Holloman Air Force Base exceeded Alamogordo’s residential availability by 450 residential units, making this property ideal for residential development. If an overall development was master-planned, and the entire tract purchased by a single Purchaser, Seller would entertain a Partial-Release arrangement to facilitate the Purchaser’s development.
The south and east boundaries of this property adjoin the Alamogordo City Limits. The City of Alamogordo has designated this property as being available to City water and sewer service if annexed into the City Limits. Presently it is in the Otero County jurisdiction, not annexed into the City Limits.
This property is located in Sections 3 & 10 in Township 17 South of Range 9 East, and is designated Parcel No. R027463 by the Otero County Assessor. It is also designated “Tract 2” on the survey, accompanying this description.
City water and sewer lines extend along the north boundary of Highway 70, to a point just east of the SE corner of this property. If the property was annexed into the City Limits, water service would be available to extend onto the property. Sewer service to serve the entire tract, including the lower, SW corner of the property, will require the installation of a sewer line under Highway 70, extending southeast to Business Center Boulevard, and following Business Center Boulevard to intersect the existing sewer line, an overall distance of approximately 3000 feet.
630 acres, with 4450 feet of frontage on US Highway 70.
This property is available for purchase or long-term ground lease. Owner will consider dividing the property, subject to Purchaser’s use and area need.

All other utilities are adjacent to, or in the immediate area of this tract of land.
This property has not been annexed into the City Limits of the City of Alamogordo. As a County property, it is not subject to zoning regulations because Otero County does not have zoning regulations. When it is annexed into the City of Alamogordo, it’s zoning will initially be R-1 Single Family Residential, and will require approval of a rezoning application to zone the property to the desired in-city limits land use.
The entire property is shown as within Flood Zone X, on the US Army Corp of Engineers Flood Zone map.
The southeast corner of this property forms the northwest corner of the signalized intersection of US Hwy 70 at Airport Road. The southwest corner of that intersection, immediately across the highway from this property, is a Chrysler, - Dodge - Jeep auto dealership, undergoing substantial renovation.
Public Service Company of NM (PNM) owns a 70-acre photo-voltaic solar farm located along the east boundary of the property and designated “Tract 1” on the accompanying Survey. This location was selected by PNM because of the high voltage transmission lines which cross the property in a north-to-south alignment.
