1500 West Highway 70 is located on the North side of US Highway 70 at the Airport Road signalized intersection. Hwy 70 provides the El Paso/Juarez metroplex with access to the summer and winter recreational activities in the Sacramento Mountains. It also provides access to the White Sands National Park, a world-class geological formation of 180,000 acres of pristine white sand dunes. This 630 acre tract has 4,450 feet of frontage on the “going to work” side of US HWY 70, for all the personnel residing in Alamogordo or the mountain communities, who pass this property daily on their way to work at Holloman Air Force Base and White Sands (Army) Missile Range.
As of May, 2022, housing for personnel at Holloman Air Force Base exceeded Alamogordo’s residential availability by 450 residential units, making this property ideal for residential development. If an overall development was master-planned, and the entire tract purchased by a single Purchaser, Seller would entertain a Partial-Release arrangement to facilitate the Purchaser’s development.
The south and east boundaries of this property adjoin the Alamogordo City Limits. The City of Alamogordo has designated this property as being available to City water and sewer service if annexed into the City Limits. When it is annexed into the City of Alamogordo, it’s zoning will initially be R-1 Single Family Residential, and will require approval of a rezoning application to zone the property to the desired in-city limits land use.

The southeast corner of this property forms the northwest corner of the signalized intersection of US Hwy 70 at Airport Road. Public Service Company of NM (PNM) owns a 70-acre photo-voltaic solar farm located along the east boundary of the property and designated “Tract 1” on the accompanying Survey. This location was selected by PNM because of the high voltage transmission lines which cross the property in a north-to-south alignment.
