Highway 82 extends over 1600 miles east, from Alamogordo to Georgia’s Atlantic coast. US Highway 70 extends west 300 miles into central Arizona, and Highway 70 extends east 2000 miles to eastern North Carolina. This corner location forms the entrance into Alamogordo for traffic from the mountain resort areas of Cloudcroft and Ruidoso, NM, which attracts tremendous tourist traffic with summer and winter outdoor recreational activities, beginner to world-class snow skiing, horse racing at Ruidoso Downs and gambling at the Inn of the Mountain Gods on the Mescalero Apache Reservation. Highway 54 brings semi-truck traffic through the area en-route to the El Paso-Juarez International Border Crossing.

McDonalds recently opened a second location in Alamogordo, immediately across Highway 54-70. It has proved very successful.

City utilities are installed along White Sands Boulevard near the southeast corner of this property. A City sewer main is also installed in Market Place Drive to near the south boundary of this property (see plat), and a City water main extends through the property, north to the Relief Route.

This property has two accesses. The larger access is along its frontage on White Sands Boulevard. A secondary access is Marketplace Drive, which extends south from this property, directly to Scenic Drive. The City of Alamogordo is in the process of extending Scenic Drive west, across the Union Pacific railroad tracks, to intersect with Mesa Verde Ranch Road and the Alamogordo Relief Route.

A 50-foot electric line easement crosses this property, as shown on the subdivision plat map attached. The area within this electric easement can be used for parking and non-building uses. A City water and sewer easement crosses this property and extends to the Alamogordo Relief Route. A 20-foot wide utility easement exists along the highway frontage of this property. This property has a drainage flow path that crosses the property diagonally and carries rainwater to the drainage flow path paralleling the Union Pacific railroad tracks. New Mexico law requires the entrance and exit points of drainage flow paths crossing private property to remain the same. However, the alignment of the drainage flow path within that private property can be relocated for convenience, as long as the flow is not inhibited.

All of this property is in Flood Zone X, except the flow path of the drainage-way, which is designated Flood Zone A.

Neighbors in this area include the recently-opened McDonalds restaurant immediately across White Sands Blvd, 84 Lumber Company, Desert Sun Toyota, Lowes Home Improvement Center, Home Depot and Sonic Drive In Restaurant. The White Sands Mall, Alamogordo’s only shopping mall, is located 3/8th of a mile south.
